The good news: most roof maintenance is simple, inexpensive, and safe to handle from the ground. The key is consistency. Here is the year-round rhythm we recommend to every homeowner we work with.

Spring: Inspect After Storm Season

Spring is inspection season in the Midlands. Winter and early-spring storms can loosen shingles, lift flashing, and bruise roofing with hail — and most of that damage is invisible from the ground. Best practice is a professional roof inspection every one to two years, and after any major storm. Hidden damage caught early is a small repair; hidden damage ignored is a ceiling stain and a rotten deck.

While you are at it, look for the warning signs you can spot yourself: shingle granules collecting in gutters or at downspout exits, dark streaks from algae, cracked or curled shingle edges, and any daylight visible in the attic. Summer: Beat the Heat

Summer is also the season to trim back overhanging branches. Limbs scraping the roof strip granules off shingles, and overhanging canopy drops the leaves and debris that clog everything up come fall. Keep branches at least six feet from the roofline where you can.

Clogged gutters are one of the most common — and most preventable — causes of roof damage we see. When gutters back up, water overflows behind the fascia, soaks the roof edge, and finds its way under shingles. Clean your gutters at least twice a year, and more often if you have pines or hardwoods nearby. While the ladder is out (or better, while a pro is on it), check the flashing around chimneys, skylights, and vent pipes. Failed sealant and rusted flashing are small fixes now and expensive leaks later.

Take care of minor roof repairs before temperatures drop — a lifted shingle or popped nail head is a quick, inexpensive fix in December and a soaked ceiling in February.
